Step 01

Per appliance

Six weighted components — age, service history, reported condition, documentation, warranty, known issues — combine into a 0-100 condition score and an A / B / C / U grade.

Step 02

Per category

Boilers carry the most weight (30%), then heating systems (25%), kitchen appliances (20%), energy systems (15%), and other systems (10%). The five category scores roll up to the property total.

Step 03

Per property

The final grade is the weighted average. If more than half the appliances are 'unable to assess' the report is graded U — we never invent a number we can't justify.
