The legal agreement between you and PAS™ when you order a Property Appliance Report.

1. About these terms
These terms govern your use of PAS™ (Property Appliance Standard) at report.propertyappliancestandard.co.uk and any report or service we provide. By placing an order you agree to these terms. If you do not agree, do not place an order.
2. What PAS is — and what it is not
A PAS report is a structured summary of the appliances and systems in a residential property, graded A / B / C / U based on information you (or the seller / agent acting for the property) provide plus any supporting documents you upload.
PAS is not a certificate, inspection, safety approval, warranty, guarantee or regulated qualification. We do not visit the property. We do not test appliances. We do not independently verify condition unless explicitly stated. Ratings are based exclusively on declared data and uploaded documents. Where information is insufficient, PAS returns “U: unable to assess reliably”.
A PAS report does not replace a Gas Safety Certificate, an Electrical Installation Condition Report, an Energy Performance Certificate, a building survey, or any other regulated document.
3. Your responsibilities
- You confirm that the information you submit is true and accurate to the best of your knowledge.
- You confirm that you have the right to submit the information and any documents you upload.
- You confirm you have permission to commission a report on the property, where you are not the owner.
- You will not use PAS to make false or misleading claims about a property.
4. Pricing and payment
Prices are shown in GBP at the point of order, inclusive of VAT where applicable. Payment is taken via Stripe at the time of order. Once payment is confirmed, your report is generated automatically.
Pricing tiers (seller / agent / landlord) are configurable and shown to you before payment. The price displayed at checkout is binding for that order.
5. Report validity
A PAS report is valid for 24 months from the issue date, unless:
- the property is sold (the new owner can commission a fresh report),
- an appliance covered in the report is replaced or significantly altered,
- new evidence is uploaded that materially changes the assessment, or
- the report is revoked (see section 7).
6. Refunds
A PAS report is a digital product that is generated immediately on payment. At checkout you are asked to expressly consent to immediate performance and to acknowledge that, by giving that consent, you lose your right to cancel under regulation 37(1) of the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. Once we have begun generating your report, the 14-day right to cancel no longer applies. We will, however, issue a refund:
- if the report failed to generate due to a fault on our side,
- if you can demonstrate the input data was materially incorrect through no fault of yours,
- or at our reasonable discretion in the case of a customer-service complaint.

7. Revocation
We may revoke a report at any time if we discover the information used was materially misleading, fraudulent, or in breach of these terms. Revoked reports show a clear revocation banner on their public URL; the PDF download is disabled.
8. Liability
Nothing in these terms limits our liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, or anything else that cannot be limited by law.
Subject to the above, our maximum aggregate liability to you under or in connection with these terms (whether in contract, tort, breach of statutory duty or otherwise) is limited to the price you paid for the report in question.
We are not liable to you for any loss or damage that was not reasonably foreseeable; for any loss of profit, revenue, business, contracts, goodwill or anticipated savings; or for any indirect or consequential loss.
Important. A PAS report does not replace professional advice. A buyer should not rely on a PAS report alone when deciding to purchase a property. Independent inspection by qualified professionals (gas, electrical, structural, etc.) is recommended for any material decision.
9. Intellectual property
The PAS™ wordmark, the certificate visual design, the scoring methodology and the platform code are owned by us. You receive a non-exclusive licence to use, view, download and share the report you have paid for, for any lawful non-commercial purpose, including marketing the property to which the report relates.

11. Changes
We may change these terms from time to time. Material changes will be announced on this page. Your continued use of the platform after a change constitutes acceptance of the updated terms.
12. Governing law
These terms are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction over any dispute.
